What it covers

Read from the official sources, not summarised from memory.

  • The property itself — matched against the NSW address register, with lot and deposited plan, land area, and any easement recorded over the parcel.
  • The controls that set the envelope — land use zone, maximum building height, floor space ratio and minimum lot size, with the indicative floor area those controls allow on this land area.
  • Heritage — whether the land carries a heritage item or sits in a conservation area, and what that changes about the pathway.
  • Land reserved for acquisition — the layer most people never check, and the one that can end a project outright.
  • Hazard and protection layers — bushfire prone land, flood planning, landslide risk, acid sulfate soils, foreshore building lines, terrestrial biodiversity and riparian land. Each one named, with what it adds in consultants, reports and cost.
  • Which approval pathways are worth testing — whether the property is a plausible candidate for exempt development, complying development or a development application, and the specific thresholds that decide it.
  • What to find out next — the evidence a designer or certifier will ask for, in the order it is worth getting.
What it is not

A report is not an approval, and nobody can sell you one.

This report reads the published planning layers for an address and explains them. It does not assess a design, and it does not tell you that a particular proposal will be approved — that decision belongs to a council or a certifier, and no consultant can make it for them.

It is not a site inspection, a survey, a contamination assessment or a structural opinion. It will tell you when one of those is likely to be needed.

You will find firms offering approval guarantees and money-back promises. We do not, because the decision is not ours to guarantee.

Before you buy

You are bidding on Saturday.

The agent says you can put a granny flat on it. The zoning, the minimum lot size and the bushfire layer decide whether that is true. Worth knowing before the hammer falls, not after.

Before you design

You own it and you are deciding what to do.

Renovate, extend, or knock down and rebuild. The controls set the ceiling on all three. Knowing the envelope first means you brief a designer instead of paying one to find out.

Before you commit

Someone has told you it cannot be done.

Sometimes that is right. Sometimes it is one hazard layer that has been read too conservatively. The report tells you which layers are actually in play.
